Buying a home in Whittier
Most of the buyers we work with are not shopping a wide-open market. They want three or four specific streets, and the house they want is not listed. That is where we do our best work.
Step one: know your real number before you tour
We will not take you into a house until you are fully underwritten with a lender, not just pre-qualified. In Whittier's tighter price bands, a listing agent will choose a fully underwritten offer over a stronger price with a soft pre-approval, and we have seen it happen repeatedly.
If you are using FHA, VA, or a down payment assistance program, tell us on day one. Those offers absolutely get accepted here, but they need preparation: a lender who answers their phone, realistic expectations about property condition, and a listing agent who has heard from us before the offer arrives.
Step two: finding homes that are not on the market
This is Elena's specialty and it is not a marketing line. When a buyer names the blocks they want, she works those blocks — calls, handwritten letters, door knocking, and conversations with owners who have been thinking about selling but have not called anyone yet. Several of our closings each year never appeared on the MLS.
Off-market does not mean overpaying. We still run the comparable sales, still inspect, still negotiate. It simply means competing against nobody instead of against eleven other offers.
Step three: offer, inspections, and the things we check here
Whittier's housing stock is old, and the same issues repeat: original cast iron or clay sewer laterals, galvanized supply plumbing, 100-amp electrical panels with no capacity for an EV charger, and additions that were never permitted or finalized. We scope the sewer line on essentially every purchase and we pull permit history before the contingency period ends.
In the hillside neighborhoods — Friendly Hills, College Hills, Hadley Hills — we add retaining walls, drainage, and slope history to that list, and we get a written insurance quote during the inspection period rather than assuming coverage will be available and affordable.
Step four: closing without surprises

You get reminders before things are due rather than a panic call the day they are late. ?How much money do I actually need to buy a house in Whittier?
Less than most people assume. Conventional loans can start at 3% to 5% down and FHA at 3.5%, so on an $800,000 purchase that is roughly $28,000 to $40,000 down plus about 1.5% to 2% in closing costs. California down payment assistance programs can reduce that further. What you need more than a large down payment is a fully underwritten pre-approval.
?What can I buy in Whittier for under $900,000?
At that number you are realistically looking at Michigan Park, Mar Vista Heights, and parts of Uptown Whittier. Expect a two- or three-bedroom single-story between roughly 1,000 and 1,600 square feet, often with some deferred maintenance. Friendly Hills, College Hills, and Hadley Hills generally start above $950,000.
?Can you really find me a house that isn't listed for sale?
Yes, and we do it every year. Once you tell us the specific streets you want, we contact those owners directly through letters, calls, and door knocking, and we work our own past-client network. It takes longer than browsing listings, but it is how buyers win in a market with very little inventory.
?How long does it take to buy a home here from start to finish?
Plan on 30 to 45 days from accepted offer to recorded deed on a standard financed purchase. The search itself is the variable — some clients find the right home in three weeks, and buyers targeting one specific neighborhood off-market often spend three to six months waiting for the right door to open.
